It is possible to reduce SDLT if you purchase 6 or more properties

On many occasions a developer will purchase multiple dwellings in the same transaction. It is well known that Multiple Dwelling Relief was abolished last year for purchases on or after 1 June 2024, but there is still the ability to reduce SDLT if the purchase consists of 6 or more dwellings.
In this scenario it is possible to opt to pay the non-residential rate of SDLT which for a company purchase will always be beneficial as it will avoid the higher rate of SDLT becoming payable. For a purchase price of £1,000,000 this would result in a saving of £51,750 based on the higher rate alone!
