If you receive an incentive when you purchase a new build property it is important to check you are not paying too much SDLT.

Have you purchased a new build property?

Did you receive incentives or discounts from the developer?

If so, you could be entitled to a refund of overpaid SDLT.

Not all incentives/discounts will enable you to reduce your SDLT but a few of the common examples are as follows:

  1. Payment towards legal fees.
  2. Payment of your deposit.
  3. Payment towards your moving costs.

If you haven’t yet purchased the property speak to us and we can advise what you should pay.

If you have already completed your purchase, provided it was within the last 4 years we could claim a refund on your behalf, all we need to be able to advise whether you have overpaid is a copy of your completion statement which would detail any incentives you received.
