If you purchased two or more dwellings in the same transaction you could benefit from Multiple Dwelling Relief which will reduce the amount of LTT payable. An example of this is if you buy a house with an annex in the grounds, or two adjoining houses. Each dwelling would have to meet certain criteria to be considered a standalone dwelling at the date of purchase

Whenever a purchase consists of two or more dwellings you must consider whether the higher rate of LTT will apply to the transaction. To avoid the higher rate one of the purchased dwellings would have to qualify as a subsidiary dwelling meaning that it benefits from relief from the higher rate.

From 7 February 2025 the relief won’t apply if the purchase qualified for subsidiary dwelling relief meaning that you will only be able to claim Multiple Dwelling Relief if you have also paid the higher rate of LTT.
